An investment property can help you build long-term wealth through a combination of rental income, financing and potential tax benefits.
Rental income can cover part of the investment costs, while the repayment of your mortgage gradually builds your own equity in the property.
How attractive a property is as an investment depends on the purchase price, rental income, location, costs, financing terms and your personal financial situation. That is why we do not simply look for a property – we look for an investment that fits you.
Germany has a large rental market and a wide range of locations and properties suitable for different investment strategies.
We do not look only at the city or the purchase price. We analyse the location, expected rental income, financing, costs and the property's potential to identify a property that fits your financial situation and long-term goals.
As a general rule, it is advisable to have enough equity to cover at least the additional purchase costs (Kaufnebenkosten).
These primarily include property transfer tax, notary fees and land registry costs, and, where applicable, a real estate agent's commission.
The total amount of additional purchase costs depends on the federal state, purchase price and the specific property.
From time to time, we also offer properties where financing without equity may be possible. This type of financing is not available to every client and depends primarily on creditworthiness, income, existing financial obligations, SCHUFA, the property itself and the lending criteria of the bank.
That is why we first assess what level of financing is realistic for your individual situation before selecting a property.
New-build properties can be particularly attractive for investors with higher taxable income and a high personal tax rate, for example around 40% or more, because certain tax benefits may have a more significant impact.
For qualifying new-build properties, subject to the applicable legal requirements, benefits such as declining-balance depreciation (AfA) and additional special depreciation under Section 7b of the German Income Tax Act (EStG) may be available.
However, this does not mean that a new-build property is automatically the best investment for everyone. We analyse your tax situation, purchase price, rental income, financing, available equity and investment goals and compare which option makes the most sense.
The specific tax impact should always be assessed individually with a qualified tax advisor.
A rented property may offer different tax opportunities, for example through depreciation (AfA) and the potential deductibility of certain costs related to financing and renting the property.
For qualifying new-build properties, declining-balance depreciation and special depreciation may also be relevant, provided the legal requirements are met.
For this reason, two properties with the same purchase price do not necessarily produce the same financial result for an investor.
The actual tax impact depends on your individual tax situation. For specific tax calculations, we recommend consulting a qualified tax advisor.
For certain energy-efficient new-build properties, KfW financing programs may be available.
QNG stands for Qualitätssiegel Nachhaltiges Gebäude (Quality Seal for Sustainable Buildings) and, for properties that meet the relevant requirements, may be relevant for certain financing programs and tax benefits.
Not every project meets the same requirements. That is why we assess each property individually to determine which KfW programs, tax opportunities and financing conditions may be applicable.
Many properties in our portfolio are available to buyers without an additional real estate agent's commission.
This is particularly the case with projects to which we have direct access through our property developers and project partners.
Before a property is reserved, we transparently disclose whether an agent's commission applies and which additional purchase costs are involved.
Yes, purchasing property in Germany may also be possible for non-EU citizens.
When it comes to financing, banks apply different criteria regarding residence permits, employment, income and creditworthiness.
That is why we assess which banks and financing structures may be suitable for your individual residency and employment status.
For suitable projects, we can arrange tenant placement, and depending on the property, professional property management services may also be available.
The aim is to ensure that you do not have to organise every step yourself after the purchase, particularly if you do not live near the property.
